Leak Detection Sydney

Meter moving with the taps off, a high water bill or unexplained damp? We investigate hidden water leaks in walls, slabs and underground pipes across Greater Sydney using acoustic listening, thermal imaging and pressure testing.

Call with your suburb, where water is appearing and any previous test results. We confirm availability, investigation scope and charges before work proceeds.

Diagnose before we cut

A wet patch does not always sit directly over the failed pipe. Water can travel through a wall cavity, beneath flooring or along a slab before it becomes visible.

Sydney Plumbing Empire takes a forensic approach. We use specialist equipment to build an accurate picture of where water is travelling and why, so any repair work is targeted and minimal.

Our detection methods

  • Acoustic listening devices to isolate the sound frequency of escaping water through concrete and tiled surfaces
  • Thermal imaging to identify temperature patterns, cross-checked with moisture readings and plumbing tests; a thermal image alone does not prove a leak
  • Pressure testing to check whether an isolated plumbing circuit is losing pressure; further testing is used to narrow down the leak location
  • Results compared across different tests, with any uncertainty or access limitations explained before further work

Where we find leaks

Slab leaks, wall cavities, ceilings, underground pipes, balconies, shower bases and pool plumbing — if water is escaping somewhere it shouldn't, we methodically narrow it down until we find it, and we tell you plainly if we can't. Every investigation includes a written report with findings and clear next steps for repair or insurance claims.

For swimming pools and spas, see our dedicated underwater pool leak inspection service, including pipe pressure testing, dye testing and acoustic location where required.

Signs worth investigating

  • A water meter moving with taps and water-using appliances switched off
  • Unexplained damp carpet, swollen skirting or recurring wall stains
  • Water surfacing through paving, concrete or soil
  • An unexpected water bill increase or a persistent sound of running water

If water is actively escaping, see our burst pipe repair and urgent make-safe service.

What happens at the inspection

  1. Understand the symptoms. We ask when the issue began, what has been tested and where water appears.
  2. Separate the possible sources. Pipework tests help distinguish a plumbing leak from other water ingress.
  3. Narrow the location. We combine appropriate acoustic, thermal and moisture checks.
  4. Explain the result. Findings, limitations and any proposed access or repair are discussed.

Concealed copper leak investigation

In one living-room investigation, the water meter continued moving with fixtures off and water was appearing at a back corner. Acoustic testing helped pinpoint the concealed leak. A targeted opening in the plasterboard was needed for access, and the opening was temporarily covered after the work. The visit took approximately 3.5 hours.

This is why we distinguish leak investigation from access and repair when discussing a job.

For water escaping from a shower, ceiling or balcony, see water damage investigation. For a pool losing water, see pool leak detection Sydney.

Before you book

How do I know if I have a hidden water leak?

A water meter that continues to move when fixtures and water-using appliances are off, unexplained water bills, damp flooring or recurring wet areas can justify an investigation. These signs need testing; none proves the exact leak location.

Can you find a leak under concrete or inside a wall?

We use acoustic listening, pressure testing and other checks suited to the pipe and site. Some leaks can be located before access is opened; others need staged testing or a targeted access opening. We explain the limitations and proposed access first.

Do you repair burst pipes as well as find leaks?

We carry out burst pipe repairs and emergency make-safes. Detection, access and repair are different parts of a job. We explain the proposed work and costs before additional repair or access work proceeds.

How much does leak detection cost?

The scope depends on the property, symptoms, access and tests required. Call with the suburb, where water is appearing and whether the meter is moving so we can confirm an appropriate investigation scope and price.

Can you provide findings for insurance or strata?

We prepare investigation reports with the areas tested, methods, observations, findings and supporting photos where available. Cover and claim decisions remain with the insurer; report requirements should be confirmed when booking.
